You have bought the land, have a budget and have decided to build a two-storey home to maximise the homes and locations potential. One especially important decision that you are still hesitating on is what builder do I choose?
In the current construction environment, it has never been more important to consciously choose a builder that is going to be the best fit for you and not purely based on the bottom line. With material and trade supply issues prevalent in the industry at current, one builder, Great Living Homes can offer you an innovative solution to your building needs.
Winning the HIA WA Industry and Product Innovation Award in 2018, Great Living Homes is the innovative builder that you need.
Great Living Homes build our new two-storey homes with steel framed construction. Steel is utilised from our slab on truss floor systems, to our cyclone rated walls and truss roofs. Using steel not only sets us apart from the other builders by being able to build without timber shortages but also by allowing us to employ an extremely specific building method.
To build our two-storey homes, Great Living Homes employs the lift-up method of construction supplied by J-Jack. Utilising the lift up method we first build the upper floor on the ground, before the ground floor is built. We then lift up the building by raising the house and then build the ground floor underneath. This is done by jacking up the house using high precision and very strong high lift house jacks.
This innovative building method eliminates the need for scaffold, cranes or hoists. Everything is done at ground level without all these extra costs which saves thousands of dollars and is quicker to build so you can move into your home faster.
Working on scaffold requires a crane to lift materials, and then often materials hoists are also needed. Plus, when work is performed on scaffold and using cranes and hoists extra time is involved and tradesmen need to be paid for that time. Scaffolding also adds to the clutter of the site restricting room for materials, parking, rubbish storage and work areas. Dealing with these logistic problems costs you more money and time. The cost of using scaffold, cranes and hoists can be $20,000 to $50,000. That is money spent that you never see any benefit from.
These savings are relayed straight to the owners of the build, ensuring that they are always getting the most cost-effective option.
There is no limit on the style or size of design with the lift-up method being used to construct multiple dwelling units, on tight inner suburb infill blocks and even the large modern beachfront masterpieces.
